4. Abstract

PropTech platforms offer innovative solutions suchas computer algorithm-based home valuations and digital twins, transforming thetraditional real estate market. However, these advancements also raisequestions about the potential displacement of traditional real estate agents.The purpose of this study is to analyze the factors influencing potentialhomeowners' intentions to sell properties using PropTech platforms and toassess the likelihood of these platforms replacing traditional agents.Utilizing survey data from 230 PropTech users and non-users in the UnitedStates, we employed discrete choice models, logistic regression, and probitanalysis to investigate consumer perceptions regarding platform features andbarriers to adoption. The results indicate that direct platform awarenesssignificantly increases the intention to sell, whereas perceived cost burdensignificantly decreases it. These findings contribute to understanding thefactors affecting PropTech adoption in real estate transactions and suggestthat, while PropTech platforms may not completely replace human intermediaries,they hold considerable potential to influence future trends in the real estateindustry.
