4. Abstract

The residential real estate industry is undergoing a significant transformation due to the emergence of Property 

Technology (PropTech) platforms, which provide digital alternatives to traditional real estate agents. This study 

investigates the key factors influencing consumers' decisions to utilize PropTech platforms versus conventional 

agents when purchasing residential properties. Drawing on variables identified in prior research, including

 perceived usefulness, perceived ease of use, information quality, trust, financial capacity, and attitude towards

 PropTech, a logistic regression model is developed to analyze consumer choice behavior. Data were collected 

through a survey administered to potential homebuyers, aiming to assess their preferences and the underlying 

determinants of their purchasing channel selection. The results indicate that trust in PropTech platforms,

 perceived usefulness, and information quality significantly enhance the likelihood of consumers opting for 

digital platforms over traditional agents. Conversely, financial capacity and trust in real estate agents are 

significant predictors of preference for conventional purchasing methods. The findings highlight the critical

 role of trust, information asymmetry, and user experience in the adoption of PropTech platforms. 

This study provides valuable insights for real estate professionals and technology developers, emphasizing 

the need to integrate technological innovation with the personalized services traditionally offered by real

 estate agents to effectively meet consumer demands in the evolving market landscape.
